The Development Resources page is a hub to assist you during all phases of development. It has applications, processes, standards, and regulations.  It is recommended that these documents be reviewed before setting a pre-development meeting for your project.

WHERE TO BEGIN?

Contact the Planning & Development Service staff about your development proposal. 

HOW TO PREPARE FOR A PRE-DEVELOPMENT MEETING?

  • Review the Unified Development Code and the Engineering Design Standards; 
    • All work performed within the city limits and ETJ shall be in accordance with Chapter 14 of the Unified Development Code, latest version, as published by the City of Dayton, with all amendments thereto, except as amended or conflicted by the Engineering Design Standards. To the extent that there is a conflict between the regulations in this chapter and those found elsewhere, the regulations found in this chapter shall control development within a planned development district.
  • Draft a preliminary plan or prepare construction drawings; and,

UNIFIED DEVELOPMENT CODE

Provides zoning standards, subdivision regulations, and policies for land use activities.

ENGINEERING DESIGN STANDARDS & SPECIFICATIONS

Provides design requirements for streets, drainage facilities, water, sanitary sewer lines, fiber lines, street lighting, street signage, and other such facilities.

 APPLICATIONS & PERMITS

Building Permits are required for various activities during the construction process for commercial and residential buildings. Plan review for new construction can take up to 10 days. Building inspections are generally required of each permit.
